JOB OVERVIEW:

The Home Owner Association Accountant is responsible for creating and maintaining all the accounting process related to the Home Owner Association.

WORK ENVIROMENT

* Accounting Office

* Under variable temperature conditions.

* Under variable noise levels.

* Outdoors/indoors.

QUALIFICATIONS

Essential:

1. Bachelor of Science degree in Accounting & Finance.

2. In lieu of education, at least 2 years of experience in Hotel/Restaurant operations is required.

3. Fluency in English both verbal and non-verbal.

4. Provide legible communication and directions.

5. Compute basic mathematical calculations (add, subtract, multiply and divide numbers).

6. Ability to:

* Complete internal audit function with impartiality. Must have a high degree of professional integrity, and be able to work safe, effectively and efficiently.

* Must have skills in database, spreadsheet, electronic mail and other accounting applications. Organizational skills are required to maintain records, and cash count

* Handle multiple priorities and meet deadlines for payroll and reports

* Perform job functions with attention to detail, speed and accuracy.

* Prioritize, organize and follow up.

* Be a clear thinker, remaining calm and resolving problems using good judgment.

* Follow directions thoroughly.

* Understand guest’s service needs.

* Work cohesively with co-workers as part of a team.

* Work with minimal supervision.

* Maintain confidentiality of guest and staff information and pertinent hotel data.

ESSENTIAL JOB FUNCTIONS

HOA Accountant

1. Ensures that all policies and procedures in the operation are followed in accordance to the set procedures.

2. Create all necessary reports to determine the Profit per Residential Unit Owner.

3. Ensures that all the Residential Unit Owners receive their Expenses and Profit report according to the established in their Individual Trust Agreement.

4. Carries out with all the accounting process for the Home Owners Association. (i.e.: Accounts Receivable, Accounts Payable, Maintenance Fees)

5. Solve any issues or questions that the Residential Unit Owner may have related to the accounting process of its unit.

6. Post in monthly basis the fees, charges and others to the correct residential unit owner.

7. Review in a daily basis the transactions posted in OVOS (OPERA Vacation Ownership PMS System); ensuring completeness and accuracy of revenues, settlements and other transactions.

8. Prepared monthly financial reports for presentation to the residential unit owners.

9. Administered online banking functions and do the bank reconciliations.

10. Ensured compliance with accounting deadlines.

11. Designed accounting and reporting system that accomplish and meet the tax regulations and residential unit owner´s contract.

12. Carries out other duties that may from time to time be assigned by the Director of Finance, Assistant Controller or Managing Director.
